Crocelis performed an operational and financial examination of a distressed multifamily property using rent roll data, occupancy reports, delinquency records, maintenance information, operating records, and management supplied source material.
The work began by testing whether the operating story presented by the available records was internally consistent. Early assumptions about occupancy, vacancy, delinquency, unit condition, and potential revenue were compared against later authoritative property reports rather than carried forward when better evidence became available.
Verified rent roll data established the actual unit population, occupancy status, potential rent, and the distinction between occupied, vacant, leased, and administratively unavailable units. Later delinquency analysis replaced an earlier preliminary account count and showed a materially different receivable population and concentration of balances.
The examination also connected maintenance backlog, offline units, physical condition, vendor controls, collections exposure, occupancy constraints, and cash requirements into one operating picture. Rather than treating each problem as an isolated metric, the analysis tested how one condition affected another and which missing records prevented stronger conclusions.
A stabilization feasibility model was then used to test whether favorable operating improvements alone could resolve the apparent financial gap. Under the modeled case, site level operational recovery did not fully offset the debt signal if that obligation proved to be recurring. The analysis therefore separated several possible explanations for further verification and did not present the unresolved debt signal as established fact.
The result was a structured recovery and decision framework that moved from raw property reports to verified conditions, open questions, recommended source requests, operating priorities, and management decisions supported by evidence.
